Singapore’s Residential Property Regulations For Foreigners
Expatriates may find renting a hotel room for the whole duration of their stay in Singapore to be a very expensive quandary. The alternative answer to this problem is for the foreigners to buy residential properties in the country.
The Singapore administration does not restrict foreigners from purchasing or acquiring residential properties in the city-state.
Mainly, Singapore’s Residential Property Act aims to allow Singapore nationals to purchase, at reasonable prices, their own residential properties. Even without any licenses or approval from the Singapore government, an expatriate may buy non-restricted residential properties. The following are some samples of non-restricted residential properties:
- apartment units within a structure that is not more than 6 floors in height - condo units in approved condo development sites under the Planning Act - a lease contract on a restricted property; the term must not exceed 7 years
Official sanction from Singapore’s Minister of Law is needed by foreigners who desire to own all units in an apartment or condominium in an accredited development property.
In the same vein, an expatriate without any prior accreditation from Singapore’s Minister of Law cannot buy residential properties that are classified as restricted.
The Residential Property Act of Singapore specifies these restricted residential properties as follows:
- a vacant residential land - townhouses, detached or semi-linked houses, or terraced houses standing on residential properties - lands not approved for condo development under the Planning Act
In applying for approval to be able to buy a restricted residential property, the foreign national must fill out a form and, along with the required supporting papers, send this to the Singapore Land Authority. This government agency is responsible for receiving the requests of the expatriate regarding the purchase of a restricted residential property. The agency will assess and approve or disapprove the application, depending on the virtues of the expatriate’s qualifications.
